When can I expect the report to be completed?We complete reports within 24 hours or by the morning following the inspection. We ask that all fees be paid prior to your receiving your home inspection.

When are home inspections available?We schedule inspections seven days a week, from 7 a.m. to 9 p.m. Due to sunrise and sunset times that vary by season, we must consider the amount of natural light available to us; this may limit the available times for conducting inspections.

Do I need to be present during the home inspection?No, it’s not necessary to attend the inspection. We do, however, strongly recommend that the buyer be present during the home inspection. As we notice defects, we are always willing to walk the client through the defect. This is a great opportunity for the home buyer to ask questions and get a clear understanding of any issues identified during the inspection.

What if the utilities (water, electric and gas) are turned off?We are still able to complete the inspection. However, we recommend calling the seller or real estate agent and requesting that all utilities be turned on. Having these turned on is best for all parties involved, as it helps to eliminate any doubts.

What is included in the home inspection?A general home inspection is a noninvasive, visual examination of the accessible areas of a residential property performed for a fee. The inspection is designed to identify defects within specific systems and components — defined by the Standards of Practice — that are both observed and deemed material by the inspector. We normally take 3 to 4 hours to complete a home inspection, we touch on 10 or 11 aspects of the home, including the exterior, interior, roof, chimney, appliances, HVAC, basement, crawlspace, electrical, plumbing, attic, visible insulation, doors and windows. We cannot see through walls so we’re unable to tell you if insulation was added; however, we do utilize a temperature gun to help us determine if walls may be insulated.

When should I request a home inspection?The most common time to request an inspection is right after you’ve made an offer of your intent to purchase the home. Ask your agent to include an inspection clause in your contract, making your home purchase contingent on the results of a professional home inspection. A less common home inspection request comes from a homeowner who is thinking about selling his or her home and wants to have it inspected so issues can be addressed prior to putting the home up for sale.
